About the Property
The two-story circa 1840 farm house and early 20th century addition
has not been occupied during the winter for the past five years and needs total restoration. (see photo album/slideshow) Heated by oil-fired hot air, and electrified with 110 and 220 volts, the beam and plank construction house has thirteen rooms, including six bedrooms. Adjoining the house are electrified out-buildings, a barn, silo, and pond. The gently rolling land includes fields, some being hayed, about forty acres of woods with some marketable timber, and gas and oil leases, expiring October 2006, which could be renewed. Additional details are available in the auction brochure (PDF: 12KB).
About the Region
The property is located in the Newark Valley School District, in the Village of Owego in Tioga County, one of the few upstate New York areas experiencing economic growth.
Easy to get to by road, rail and air, the property is big enough to be a golf course, affordable enough to turn into a bed and breakfast resort, and lush enough to become a gentleman's farm, especially if he likes canoeing on the nearby Susquehana River. More likely, its next owners will develop it to meet Tioga's need for single family residences and condominium housing. With the addition of 750 jobs at Lockheed Martin's Owego systems integration plant, 400 at Best Buy's distribution center in Nichols, and 375 at the Tioga Downs Racino, also in Nichols, Tioga is experiencing the shortage of housing that often comes with growing employment opportunities.
Directions: Take I-87 (NY 17) to exit 64, then NYS Route 38 north approximately 8 miles. Turn right onto Gaskill Road, then bear left after 500 feet onto Pultz Hill Road. Look for the auction sign.
